TIA for 37-Ac AME Telge Industrial Site Development

Krest Engineers prepared a Traffic Impact Analysis (TIA) for the proposed 37-acre site development (AME Telge Industrial Site) at Telge Road in Tomball, Texas. The study evaluated the traffic impacts of the proposed development on the surrounding roadway network and nearby intersections in accordance with Harris County requirements.

The project involved extensive coordination with the Harris County Engineering Department and Harris County Precinct 3 to identify the study intersections, roadway improvements, and access requirements associated with the proposed development. Existing traffic conditions were evaluated through field traffic data collection at five unsignalized intersections, including Telge Road at Willowcreek Ranch Road and Telge Road at Cypress Gardens Drive. The collected traffic data and existing roadway conditions were incorporated into Synchro traffic simulation models to evaluate current operations.

Future background traffic conditions were developed using projected traffic growth rates and anticipated area development trends. Site-generated traffic volumes were estimated using the ITE Trip Generation Manual and distributed based on observed traffic patterns within the study area.

Capacity and Level of Service (LOS) analyses were performed for the AM and PM peak hours in accordance with the Highway Capacity Manual (HCM). Based on the findings of the study, roadway and access improvements were recommended to maintain safe and efficient traffic operations, including a proposed left-turn lane with storage bay, driveway access improvements, and access management recommendations along Telge Road.
